Bridging Finance
A bridging loan is finance that is secured upon an asset such as bricks and mortar or land with or without planning permission. Normally a loan is structured over 1 to 12 months, but we are now able to offer facilities for up to 36 months.
Bridging finance is the fastest way of arranging finance for virtually any legal purpose.
The loan is based upon the property offered as security and not the individual's credit profile.
We are able to offer bridging finance on: -
- Buy to Let houses
- HMO's
- Semi-commercial properties (such as shops with flats above)
- Warehouses
- Bed & Breakfasts
- Hotels
- Factory units
- Petrol stations and land
- With or without planning permission
- Plus many more property types
Because everybody's needs are different, it is very important that we spend some initial time with you on the telephone to understand precisely what you are trying to achieve.
For loans of £30,000 or £25,000,000 you should call Complete Mortgages in the first instance.
Whether you are buying at auction, renovating a property which is "unmortgageable" via traditional means, paying urgent bills such as tax, or even building a property or many properties we can help.
Bridging Finance is not regulated by the Financial Services Authority.
There will be a fee for arranging a mortgage and the precise amount will depend upon your circumstances. This fee would typically be £299.00, payable upon application.
